Doing search for Metrowest MA Real Estate

It is a fact that 90% of all home buyers start their search for a home online. The days of buyers using newspapers and magazines as a viable means to find a home are over!

Keeping this in mind, the goal of any Realtor that is worth their commission is to make darn sure the vehicles they are using to market a clients property come up in Google for local keyword searches. This would include a well indexed website and Real Estate blog!

If you are selling a home in the Metrowest Massachusetts area the kind of search terms you can expect a buyer to use to find property are the city, state, and the word Real Estate or homes for sale.

For example here are a few highly competitive Real Estate search terms you could expect a buyer to punch into Google:

Ashland MA Real Estate

Holliston MA Homes for sale

Hopkinton MA Homes

Metrowest MA Real Estate

These are the types of the most competitive search terms for Real Estate. There are companies that pay optimization experts thousands of dollars to make sure they are on the 1st page of Google for these search phrases.

Why? The reason is simple….this is how consumers search for homes! This is why when you do a Real Estate search you are going to find all the national players such as Realtor.com, Trulia.com, Zillow.com, Homes.com, Yahoo Real Estate, ect. These people pay big money to get onto the 1st page!

When an individual Realtors website gets onto the 1st page guess what happens? That Realtor generates quite a bit of consumer traffic!

It makes a lot of sense to hire a Realtor that is going to give your home massive amounts of exposure online!

Massachusetts Realtor Communications skills

If you look at any of the National Real Estate surveys the number one complaint from consumers against Realtors who are representing home sellers is the lack of communication skills.

There are countless stories of sellers signing a listing contract and then never hearing from their Realtor again unless they initiate the contact.

Obviously if you are a Realtor and your are harder to catch up to than The Road Runner, you are going to gain a poor reputation pretty quickly!

As a Massachusetts home seller how do you avoid picking the wrong Realtor? How do you know when the Realtor you are about to choose is going to do an effective job of communicating with you?

While it is impossible to know for sure, there are some clues that may help you determine if the Realtors communication skills are going to match your expectation levels.

Before you even meet the Realtor you are going to consider choosing you should pay careful attention to how quickly they respond to either your initial phone call or email. If they do not get back to you for hours after your initial attempt at contact that could be a red flag.

If you have indicated in your message that you are interested in selling your home  most Realtors will be highly motivated to make that return call immediately! Most tech savvy Real Estate agents today are going to have some kind of phone that allows them to check or receive their email instantly. A Realtor with strong communication skills is more than likely going to have that phone/Blackberry attached to their hip and checking it frequently.

You would also expect that they would be checking their voice mail as well. In Real Estate you never know when a call may be coming in so a good agent knows they should be checking it at regular intervals.

There will be times that an agent just may not be able to respond such as when they are already in some kind of business meeting or with other clients already.  You may need to cut the Realtor a little bit of slack but you also need to make sure this is not a pattern that will constantly be repeated.

When you set the appointment with the agent you are considering hiring they should be  on time or even slightly early. Communication skills and placing a value on someones time usually go hand in hand.

Another key trait of a Realtor with effective communication skills is the ability to listen. The listing interview should not be dominated by the Realtor telling you how great they are. While it is important to choose someone with a good track record, the agent should possess the ability to determine exactly what the clients goals are in the transaction. This often times will include the motivation for selling and where the clients want to end up upon the completion of the sale of their current home.

Massachusetts Realtor communication skills

One important consideration is finding out how a client likes to interact and following that preferred method. While most people today like to communicate by email or even text messaging there are some folks that would just like you to pick up the telephone and call. A lot of older folks are not tech savvy and don’t use email regularly if at all. A skilled communicator will be able to adapt to the clients needs.

An important thought for anyone selling their Massachusetts home should be finding out how the Realtor is going to let them know how things are going with the sale and what buyers are thinking about the property. Simply stated what is the buyer’s feedback?

There are a number of different ways this can be done. Personally, my preferred method is to call the buyer’s agent and find out exactly what they and their buyer client thought about the property. I can ask specific questions such as the buyer likes and dislikes as well as how they thought the home was priced compared to other homes they were viewing.

One of the things my seller clients love it the fact that I give them a feedback report. They actually access this information by visiting a password protected website. The client and I are the only ones that can see it. After every showing the feedback is entered and the client can see what the market is saying about their home. Of course we are looking for patterns so advice can be given on how to improve the chances of a timely sale.

In Massachusetts there is a system that many Real Estate companies use called MA Pass which is a showing appointment scheduling service focused on the real estate industry. After the showing is completed MA Pass sends out an email to the buyers agent. It is an automated showing feedback system. Personally I don’t think it does a good job unless the agent changes the standardized questions that are asked. Most agents do not take the time to do this.

For example a question like “what did the client think of the exterior of the home” with answers you can check that says good, average, poor does not give a lot of information the client can use. It is far too basic! Getting substantial feedback can go a long way in helping to give sound advice and MA pass will not cut the mustard without customization.

As always, I would recommend asking good Realtor interview questions when trying to assess if the agent you are considering hiring will get the job done or not. Asking for some addresses of homes the agent is currently listing and calling the sellers to find out how the communication has been would be a great idea. If the agent starts to squirm with this inquiry there could be a problem!

Sell a Massachusetts home in 70 days

Have you ever seen the Massachusetts Real Estate advertising that says “We will sell your Massachusetts home in 70 days guaranteed” and wondered what the hell that was all about?

This is just another marketing gimmick that in some respects is no different than value range pricing. The difference being is that more times than not the list price is under the current market value of the property. In some cases WAY under!

I have to hand it to the Realtors that use it as part of their marketing plan because there are quite a few home sellers that actually believe there is something special going on.

It’s seems that some consumers believe that these guys are really not your average Real Estate agents but some kind of Realtor super hero! I can picture it now when they arrive on the scene all dressed in a sharp suit ready to sign up the next home seller only to head off to a local phone booth for a quick change of clothing.

Well maybe not a phone booth anymore as they are much harder to find.

There is no doubt in my mind that plenty of homes can sell in under 70 days no matter what kind of market we are in if they are priced at or below the present market value. In fact, I know this is the case because I sell quite a few Massachusetts homes every year that go under contract in less than 70 days and these are homes that are not under priced!

According to the Sold in 70 days website you will receive an up front guaranteed price in writing from these Realtors and if they receive an offer that is higher than their guaranteed price from a Buyer, you will get the higher offer, not them. WOW… well isn’t that SPECIAL.

They go on to say they are not passive agents  and do more than just put a sign in the yard and wait for a buyer. YIPPEE! There is nothing magical about this. In fact you can bet your bottom dollar that the number they are going to guarantee you is no where near what you would expect a buyer to pay for your home.

Yet they sign up a lot of clients this way so I have to give them some kudos and a good old fashion pat on the back.

There are usually two sets of consumers that will respond to this type of Real Estate marketing. Those that think the Realtor may have been born on Krypton and a seller that is DESPERATE to sell their home. If you really need to sell your home at all costs why not go with someone that will guarantee that they will buy it?

It would be interesting to know just how many homes that they actually do end up purchasing. My guess is not many! Buyers know a value when they see it and in most cases will jump at the chance to buy a home under market value. Aggressive pricing is the same reason why most bank owned homes sell quicker than traditional homes.

Sold in 70 days.com as seen on TV

What is interesting to note is the sold in 70 days website (soldin70days.com) has no strength in the search engines for any kind of competitive Real Estate search terms. Consumers looking to find the homes these Realtors are marketing will not be finding them online at least not from their website. They find desperate sellers using television ads to get their message across.

When consumers search online the most searched terms for Real Estate are the city, state and the word “Real Estate” or “homes for sale”. Using my home town as an example a consumer searching for Real Estate would enter into Google Hopkinton MA Real Estate or Hopkinton MA homes for sale.

Want to see what I mean? Click this… Let me Google that for you. What you will see is all the results in Google for the term Hopkinton MA Real Estate. Between my website and blogs I have a number of positions on the 1st page. This is how sellers get great exposure for their homes online besides some of the popular Real Estate portals consumers visit.

When the home is priced under market value this is not that important because all you are going to need is the multiple listing service (MLS) to get the job done.

A  seller that is willing to price their home under market value is the kind of client any Realtor would love to have because it is pretty much a sale in the bank. When you are looking to sell your home for the market value this is obviously not the route you want to take.

Some excellent considerations for picking a top Realtor include their track record, ability to market well, and their communication skills.

Asking good Real Estate interview questions is always an important consideration when hiring a Realtor to represent you.

Real Estate is a 24/7 Business

There is a lot of talk in Real Estate circles about how Realtors should run their business in regards to returning either another agents or clients phone call.

There are of course some pretty differing opinions amongst Real Estate agents themselves on what they should be held accountable to.

There are quite a few including myself that think Real Estate is a 24/7 business. Real Estate is a service industry where the clientele relies on their agent to be ready, willing and able to help at a moments notice.

Lately, I have called a few Realtors and were not able to reach them. On their work voice mail was a message that said “I only return calls between the hours of 12-1 and 5-6 p.m.” Are you freaking kidding me!

Here is another example right on an MLS listing:

“Please note, that we are not in the office on the weekends, we will return calls, emails and faxes on Monday. Thank you.”

If I was a consumer  calling these Realtors with the possibility of using their Real Estate services my decision would be made for me very quickly.  I was frustrated hearing the message because it was just after 1 p.m and I did not want to wait until five o clock to get a return phone call.

Anyone who has been in Real Estate for a while knows that there are issues that inevitably crop up that must be dealt with right away in a  transaction. Sometimes if problems are not dealt with immediately it can be disastrous,  including the chance that the transaction does not even happen.

When consumers are surveyed asking about their experience with the Realtor they hired, is it any surprise to know that the number one complaint nationally is always a lack of communication? Consumers want to know what is going on with the sale of  their home prior to an offer, as well as during the time period it takes to get to the closing table.  There are always a myriad of things to be discussed.

In an age where technology is king, a Realtor that knows how to communicate with today’s savvy consumer is in high demand. Personally, I have a Blackberry that allows me to get an immediate email. My phone is with me at all times and any of my clients can reach me when they need to. I could not imagine it any other way. When I am hired to sell a home an exchange of all my contact information is automatic. My clients have my cell phone and email and are told they can reach whenever necessary.

One of the things I have found fascinating is the wide discrepancy in beliefs on what is appropriate regarding this subject. For example, I know quite a few Realtors that do not return phone calls after 7 p.m at night. If you leave a message after that time you are out of luck! Some are staunch believers that once they are home with their families the work day is over. This has never been my policy and I don’t think it ever will be. I just don’t roll that way.                                                                                                                                                                                                                                             Customer service in Real Estate

In fact the only time I will not answer my phone is when I am being interviewed for the chance to list someones home.

I do not even bring my phone into the potential clients home. I want the clients full attention and they should have mine.

The other occasion where I  may not answer my phone is when I am showing a home. It all depends on the client I am with. Some are very open and tell me to go ahead and take the call. I know that the fact that I am readily available is very much appreciated.

How do I know? Many of the Real Estate testimonials that have been given to me mention the fact that they really appreciated the fact I always returned my calls immediately.
